The protection of conservation areas - heritage reservations and zones - is enshrined in Act No. 20/1987 Coll. on State Heritage Preservation, as amended (external link) which outlines the obligations for owners of cultural heritage, but also for all owners of real estate located within the protected territory. The basic requirements are set out in §14, in particular clauses 2 and 4 of the same Act.
Buffer Zones around Conservation Areas
To provide increased protection for a conservation area and its wider environment, a heritage buffer zone may be declared as per §17 of Act 20/1987 Coll.
Protection Plans for Conservation Areas
Provision for a protection plan for heritage reservations and zones, which could significantly enhance the level of protection is included in §6a. In practice however, these plans have not been widely implemented to date.
Conservation Areas and Land-use Analysis
The protection of conservation areas is also enshrined in Act No. 183/2006 - Spatial Planning and Building Regulations, as amended. It mandates the correct processing of land-use planning analytical materials and their use in preparing documentation. The NPU provides information for land-use analysis.
